Frequently asked questions
What is the DEFENDER Method?
The DEFENDER Method is our internal standard for how every inspection is performed.
It is built on three core principles:
Consistency – Every inspection follows a defined process
Communication – Clear, practical explanations at every stage
Experience – Real-world knowledge from inspecting homes in this market
This approach is designed to provide clarity, not confusion—and confidence, not guesswork.
What is a home inspection in Florida and what does it cover?
A Florida home inspection is a non-invasive, visual evaluation of a property’s major systems at the time of the inspection.
This includes:
Roofing systems
Structural components
Electrical systems
Plumbing systems
HVAC systems
Interior and exterior features
The goal is to identify visible defects, safety concerns, and material issues.
What does a home inspection include and NOT include in Florida?
A home inspection includes visible and accessible areas of the home, but it does have limitations.
A standard inspection does NOT include:
Destructive testing
Hidden conditions behind walls or under surfaces
Hidden conditions by the homeowners personal belongings
Code compliance verification
Guarantees of future performance
All findings reflect the condition of the home on the date and the time of the inspection.
Why hire a professional home inspector in Northwest Florida?
Homes in Northwest Florida are exposed to unique environmental conditions such as:
Humidity and Moisture exposure
Salt air corrosion
Prolonged UV exposure and heat
These are just a few of the factors that can accelerate wear across multiple systems, including roofing, electrical components, plumbing, HVAC systems, and exterior materials.
How is your inspection approach different from other inspectors?
At 1st Defense Inspections, we follow the DEFENDER Method, which emphasizes:
A repeatable inspection process
Clear, non-alarmist communication
Experience-based observations, not just tools
In an industry where many inspectors enter and exit the market within short periods of time, consistency and experience matter.
Do tools like thermal cameras or drones make inspections better?
Inspection tools can be helpful, but they do not replace experience.
Many important issues are identified through:
Pattern recognition
Familiarity with local construction
Understanding how homes perform over time
Tools support the process—but experience guides the conclusions.
What are the most common problems found during a home inspection?
A few of the common findings in Northwest Florida homes include:
Roof wear or damage
Plumbing leaks or aging components
Electrical concerns
HVAC inefficiencies
Moisture-related conditions
These findings are often manageable, but important to understand before closing.
What should I expect in a home inspection report?
You’ll receive a detailed digital report that includes:
Easy to understand and clear descriptions of findings
High-quality photos and video
Noted safety concerns
Maintenance recommendations
Suggested next steps
Reports are typically delivered the same day.
Mold sampling and Indoor Air Quality results are typically delivered within 24 hours after lab receives the samples to be tested. The HUD Tie-down inspection reports are typically returned quickly, usually within 24 hours.
How long does a home inspection take in Florida?
Most home inspections take 2–4 hours, depending on:
Property size
Age of the home
Overall condition
We take the time needed to ensure a complete and accurate evaluation. Our office will be happy to tell you if the inspection will be more than the typical 2-4 hours based on the information about the home.
Should I attend the home inspection?
Yes, if possible.
Attending allows you to:
Ask questions
See findings firsthand
Better understand the home
We understand if you’re unable to attend, our inspectors are always available to answer any question you may have.
Will you notify me if you find a major issue?
Yes.
If a significant issue is identified, we prioritize communication so you are aware as soon as possible—often before report delivery.
Our goal is to ensure there are no surprises once you receive your report. When you receive your report, we encourage you to reach out with any questions you may have.
Can a home inspection report be used to negotiate price?
Yes.
Inspection findings are commonly used to:
Request repairs
Negotiate price adjustments
Support decision-making
However, outcomes depend on market conditions and contract terms.
If you are working with a real estate agent, we recommend reviewing the report with them to determine the best next steps.
Do homes “pass” or “fail” a home inspection?
No.
A home inspection is not a pass/fail test.
It is an objective evaluation of the home’s condition, allowing you to make informed decisions.
Can a home inspector miss problems?
While we perform a careful visual inspection, no inspection can identify every issue.
Limitations include:
Hidden defects or inaccessible areas
Conditions that develop after the inspection
Systems not in operation
A home inspection is a snapshot in time—not a guarantee or warranty.
Do new construction homes need inspections?
Yes, absolutely!
Even new homes can have:
Construction defects
Installation issues
Incomplete work
An inspection helps ensure everything is functioning as expected.
Do older homes require special consideration?
