What is a home inspection?

A home inspection is an objective visual examination of the physical structure and systems of a home, from roof to foundation. A home inspection is the equivalent of a physical examination from your doctor. When problems or symptoms of problems are found, the inspector may recommend further evaluation or refer a specialist.

 

How much does the inspection cost?

The cost of a complete home inspection depends on a variety of factors. One of them is the size of the house. Simply put, a larger house takes more time to inspect than a smaller one. Also, an older home presents more challenges than a newer home. Wind Mitigations and 4- Point Inspections also can add to the cost of an inspection. We prefer that you call to obtain an exact quote. Our prices start at $265.00 and go up from there depending on the factors previously discussed. We are confident our prices are fair for the value of service you will get. As with most things, in a home inspection, you get what you pay for.

 

Do I have to be there?

While it is not necessary for you to be present, you are welcomed to attend the home inspection. By attending the inspection, this allows you to observe the inspector, ask questions as you learn about the condition of the home, how its systems work, and how to maintain them. After you have seen the property with the inspector, you will find the written report easier to understand.

 

What types of things will be on the report?

We primarily focus on the finding the serious issues, if any, with the home. We follow the InterNACHI standards of practice, but we don’t limit our inspection to those standards. Our report will point out any small repair items that need fixed, but will focus on those issues that will adversely affect your health or the long term health of the home.

 

Is it possible for a home to fail an inspection?

The inspection is designed to tell you what needs to be repaired on the house. There may be some requirements that the house needs to meet in order for your financial lender to lend you the money for the home. This does not mean that the house has “failed” the inspection and will not be able to be sold.

 

What does the home inspector look for on the roof?

At 1st Defense Home Inspections we walk on roofs (when possible). This is not a InterNachi requirement. For the safety of the inspectors we may not walk a roof if there is severe weather or when a roof is pitched too high. However, we feel we can give a more accurate report after walking a roof than standing on the ground looking through a pair of binoculars. 

Our inspectors check the condition of the finished roof "membrane" (asphalt shingles and metal panel). In addition to checking the actual pieces that make up the water impervious membrane, the inspector attempts to examine (if possible) the type of fasteners used and the condition of the fasteners. Chimney tops, as well as exposed, accessible flashing materials, are checked. Gutters and downspouts are checked for alignment, clogging, and adequacy of fastening systems.
